How to sell my house fast in Charleston, SC:

Continuing where we left off with this article from Part I, here is Tip #2 for Selling a House Quickly in Charleston, SC. Like we mentioned previously, here in South Carolina it is definitely a buyer’s market and although this is great news for buyers, it is bad news for sellers. There is nothing worse than putting your house up for sale and watching it sit on the market. This is a very common problem these days in this down market. So, what should you do now? Should you give up your dreams of selling? Wait for the market to rebound? Well, here are a few tips to help you sell your house fast here in Charleston, Dorchester or Berkeley County.

The following tip may help you sell your house quickly, but again, if you have some type of defect with your house, it is going to have to be repaired to sell it to a retail (owner occupant) buyer. There is a difference between making small repairs that prevent a sale versus having a major problem like a cracked foundation or severe termite damage. The other bonus is that the less cluttered your home is, the bigger it will look. Whether you like it or not, you are selling a product. Clear out the clutter and make it look as nice as possible. Buyers will be much more interested in buying a sharp looking property. Get a storage unit if you don’t have some place to keep your all your little treasures that a buyer won’t appreciate and as a good rule of thumb I advocate the rule that if you haven’t used whatever it is at least once in the past year, donate it or trash it! After you clear out the clutter, make sure you clean, clean and when you are done, clean some more.

So just in case you have been living off the land in the middle of the Amazon these last couple of years, here in South Carolina it is definitely a buyer’s market and although this is great news for buyers, it is bad news for sellers. Well, here are a few tips to help you sell your house fast here in Charleston, Dorchester or Berkeley County.

The following tips may help you sell your house quickly, but we need to cover something first. If you have some type of defect with your house, it is going to have to be repaired to sell it to a retail (owner occupant) buyer. There is a difference between making small repairs that prevent a sale versus having a major problem like a cracked foundation or severe termite damage. These tips will only help if your home is in reasonably good shape when compared to those houses selling in your neighborhood. Today the Real Estate market has taken a turn for the worse. The market is poor and rates are at an all time high making it very difficult to buy or invest comfortably into a home. Buying a foreclosure home may be the right route for you.

Buying foreclosure homes have many benefits including buying foreclosure homes that are twenty, thirty, or maybe forty percent below market value. Saving thousands of dollars is a benefit that is highly appreciated by both home buyers and investors.

Though buying foreclosure homes can be a worthy investment, it may not be for everyone. A Buyer or Investor of foreclosure homes should be educated about the market or ready to conduct the research necessary. To aid in your success there are a few known steps to consider:

The first step to buying foreclosure homes is to learn the foreclosure process for your state and become educated on the different types of foreclosure. There are a few different types of foreclosure utilized within the United States. The two that are most commonly used are referred to as: foreclosure by judicial sale and foreclosure by power of sale. Foreclosure by judicial sale is the preferred and most important method of foreclosure. Foreclosure by judicial sale is used in every state and required in most.

Second, is being prepared to make the purchase. As a home buyer or investor your financing options should be clear. Before discussing purchasing options with the home owner or bank it is important to already be pre qualified for a loan or have profits to purchase the home.

The third step to buying foreclosure homes is to know your comfort level with speaking with representatives and agent, as well as knowing your negotiating skills. If you are a first time home buyer or investor it may be wise to hire an agent as your representative. Most home owners use agents to sell their home. If you are not comfortable with the idea of speaking with agents and other representatives it may be easier and most adequate to hire an agent to represent you.

Fourth, is research and doing your homework on any home you are considering. Buying foreclosure homes carry a higher risk than a traditional home for sale. Investigate each home you are considering. By carefully examining each home you can reduce your risk significantly.

The fifth step is realizing that buying foreclosure homes is not a get rich quick scam. Do not believe the hype and think that you are going to buy a foreclosure home for sixty percent below market value. Though you may be able to find some homes extremely below market value, this is not true for all homes. In most cases, home buyers and investors save 20-30% off home market value. With that said be prepared to make realistic offers on pre foreclosed homes and decent biddings on foreclosed homes.  Research each home’s market value and review your financial ability.

When your financial future is at stake you want to make the best decisions you can with your money.  One of the best ways to ensure a good return on your investment is by investing in foreclosures. You can find these properties for pennies on the dollar.  There are so many repossessions on the market right now it is the perfect time to consider this option.

You can find many good deals just by watching the sheriff sales in the local paper.  Sometimes there is a list each week which tells what the appraisal value is of the property.  The sale generally asks for two thirds of the appraisal.  This means a ,000 house can be bought for only ,000.  This is great for an investor.  You would already have equity in the home.  Financing is not hard to get when you have been preapproved by the lender.  This is the only way to go when you want to buy a home from the sheriff’s auction.  

Investing in foreclosures can be very profitable if you do your homework first. This means making sure the property is worth the investment.  You need to know if the neighborhood is up and coming or deteriorating.  If the property values are falling, you should avoid the sale unless you plan on using the property as a rental unit.  This means you can buy it at way below market value, rent is for a few years, and sell it for a profit when you decide to liquidate.

You must never buy properties which are offered for the same price as the appraisal.  You do not want to find yourself in a position where the property can not give you a return on your investment.  Most investors who have been buying and selling properties claim that buying a property for a price 50% or less of the appraised value is the only way investing in foreclosures will work.

In many cases you can find foreclosures listed with many financial companies.  They are not in the business of real estate and having these properties on the books looks bad for them. The lenders need to sell the properties and are usually willing to make a deal with qualified buyers.

So, You Found An Article Taped To Your iPod, “Psst… Tell Your Kids That Buying A Home Is Easier Than They Think!” Series Part II


Just out of school and considering buying your first home? You’ll be surprised how easy it can be to qualify for a loan. Too often, the newly minted workforce doesn’t realize the confidence lenders have in their ability to be responsible homeowners.

Ok, so Mom and Dad told you that you need to buy a house. You’ve graduated from college and you’re earning a decent income. Even though you don’t feel like it most of the time, you are officially all grown up. But you ask yourself, “I’m only twenty-four years old, who would possibly loan me money to buy a house?”

First time homebuyer programs are established with flexible guidelines to attract – you guessed it -first time homebuyers! You are in a great position to buy a home provided you have established some history of decent credit. Even if you don’t have traditional lines of credit to show for yourself, you may have established non-traditional credit and not even realized it. Do you have utilities, a cell phone and cable bill in your name? Have you paid them on time for 12 months? Then you have established non-traditional credit. Granted, many of you already have a credit card or gas card in your name. That’s why Dad wanted your name on it, too. Good thinking on his part. At the time, you were just excited to get the credit card “for emergencies.” It didn’t even occur to you that you were establishing a good credit history.

Most lenders want to see at least a year under your belt earning income. The majority of new job workers are making at or under the median income limit for their area. There are those that beat the curve, but then, if you’re making that much money on your first job, you don’t need a first time homebuyer program. You can probably take another route to your first home. Also, recent graduates can get credit for having a diploma. If you have a diploma and an employer who is willing to verify that you earn what you say and are likely to continue on with them, then you’re good to go -even without a year’s employment history to show for yourself.

Some lending programs ask that a borrower have maintained an excellent rental history, preferably a two year history. But, you don’t get penalized if you have been living at home. Especially, if home is in the same city that your school is located. You are simply asked to provide explanation as to how you managed to live rent free. Sometimes, Mom and Dad have to provide a written statement. They’re probably willing to do that to get you out of the house and off the payroll.

What about a down payment and closing costs? Most programs will allow a seller to chip in 3% of the sales price toward your closing costs. This allowance can cover most if not all of your closing costs. Your Realtor simply needs to be aware that you need this concession so she/he can negotiate it with your purchase contract. And how much do you have to come up with for a down payment? How about $0? Nearly all first time homebuyer programs are designed for empty pocket consumers with potential to earn more and maintain good credit. Some programs don’t require you to have any reserves in the bank. Since so many first time homebuyers live on a budget, these programs allow for the reality of life. And you can be rewarded for being a conscientious consumer with lower than average interest rates being available to you.

You may be ready to buy your first home and not even know it. A good mortgage specialist will pre-qualify you, find out what you can afford or what your comfortable paying. Then, you just have to find the right home. It’s easier than you think!
