Just to ensure that you are getting the right or average premium rates on your house insurance quotes, here is a guide of insurance rates per region. As you may already know homeowner insurance rates depend on where you live. Where your house is located plays a significant role in the premium cost of your house insurance. There are geographical factors which are beyond our control and therefore these locations are tagged as high-risk areas.

In the Western part of the United States, insurance premiums are extremely varied. The state that has the highest insurance rate is California (7) ranking number 7 in the nation. This is plainly attributable to the high cost of living in the area and environmental factors such as floods, fires and earthquakes which almost always hit this state. The second state that has the highest premium rate and is ranked number 15 across the USA is the state of Alaska (0). Colorado is 16th with 3 for the average premium rate. Hawaii offers 6 which is at rank 20 which is followed in rank by North Dakota offering at an average of 2. Going down rank 29 is Nevada (3) then at number 32 is Montana (6). Wyoming(8) is down at rank 36. Meanwhile, Arizona (0) is at rank 38 followed by New Mexico (8) at number 39. The last five states which are at ranks 41st, 42nd, 46th, 47th and 49th are South Dakota (8), Washington (3), Oregon (2), Utah (494), and Idaho (7).

The Midwest portion of US have higher premium rates which are above the national average and this can be due to the high risk of being hit by tornadoes. However according to the National Association of Insurance Commissioners, the premium cost can be pulled down because of its relatively reasonable cost of living in this area. The highest in the area is Oklahoma with a very expensive premium rate of ,018 which places it at rank number 4. Leaping at number 13 is Kansas (6) then Minnesota (8) at 18th is Nebraska (3) at 19th. Down to 24th and 25th are Michigan (5) and Missouri (7). Ranking at number 30th and 39th are Illinois (4) and Indiana (8). At the end of the tail are Iowa (6) at 43rd, Ohio (0) at 45th,and Wisconsin (0) at 48th.

The Eastern part of US has a relatively varied sampling of premium ranges due to the extreme high cost of living and risk-prone to hurricanes. The ranking of states is as follows: 8th Massachusetts (5), 9th Rhode Island (9); 11th Connecticut (8),12th New York (9), 22nd New Jersey (6), 29th Vermont (7), 31st New Hampshire (9), 34th West Virginia (0), 37th Pennsylvania (3), 44th Maine (3), and 45th Delaware (0).

Guess where is the most expensive place to have a house when choosing a house insurance policy? It is the South because of disasters like hurricane Katrina and other similar natural calamity. Here is where you can find in the 4 states that belong to the top 10 ranks with the highest insurance premium rates across the USA, namely: 1st Texas (,409), 2nd Florida (,386), 3rd Louisiana (,257), and 10th Alabama (4). Down to number 14 is South Carolina (1) then 17 is Arkansas (2). Maryland (1) is at rank 23 and falling behind is Tennessee (6) at 26th followed by Georgia (3) at 27th. States at the bottom of the ranks is Virginia (2) at number 33, North Carolina (9), and Kentucky (7) at number 40.

Buying a house with bad credit is no different then what I do as a Real-estate Investor every day. I am going to explain to you in this article how I purchase houses for way less then asking price. Maybe you will find a good method you will use purchasing your home! I’ll even give you the contract to do it with custom made by you.

I know you are most likely not going to believe what I am about to tell you. That is ok, I am not targeting you with this article then. I am targeting the people who want to purchase a home with little to ZERO money down, and do it using these stratagies. It can be easy, and or it can be hard and time consuming. It really depends on the home you are trying to buy.

How could I be buying a house with bad credit in little to no time?

 

First of all, you will need a strategy for buying a house with bad credit. There are many, many startegies we could chose from to successfully buy a house with bad credit. But we are going to focus on one method. This particular method it one that I use regularly. Basically, you can sum it up fairly easily.

Step One:  Find a prospect!

                 Be pro-active, place an add in the local paper, post on craigslist, and best of all talk to people! Put the word out that you are looking. If you do not do this the odd’s of you finding a home you like go down drastically.

Step Two: Talk to the OWNER, not a realtor!

                 Do not waste your time trying to convince a realtor that you are going to be able to buy a home with bad credit. They do not understand this concept. If they do understand, they do not like it because a realtor works off of comissions, and seller financing deals make it hard for them to earn anything.  So talk to the owner whenever possible while you are searching for a house that suits.

Step Three: Make Three Offers that expire only a day or two after you make the offer.

                 First off, you will need to write contracts, this in not as complicated as you might think.

Even in a depressed real estate market it is possible to sell your house fast. Sometimes it may be necessary to think outside the box or conventional methods of selling your house fast.
The following tips will help you in selling your house fast.
In this article, the assumption is that you may or may not be behind on your mortgage payments and whatever the reason you need to sell your house, you have to do it fast.
1)    Repairs
One of the first things a potential house buyer will check is if the house needs repairs. It is especially important because it directly determines how much they will have to spend to get the house to a good condition. And of course, it is one of the most obvious things a potential house buyer will notice.

Sometimes it may be possible for you to do your own repairs if they are minor or get someone to do it for you. If you can afford to repair the house yourself, then it becomes much easier to sell the house.

Put yourself in the shoes of the buyer. Things like air conditioning, heating, plumbing and so on need to be working properly. The foundation and the roof need to be sound. The kitchen, windows, bathrooms all need to be in a good condition.

And of course, as obvious as it sounds, make sure the house smells nice. Get rid of cigarette or pet smell. Give it a fresh look maybe a fresh coat of paint and carpet.

Lastly, make sure curb appeal is attractive. What is the first impression a potential house buyer get when they approach the house? Keep the yard clean. Revamp the mailbox. Repaint the house address on the curb if there is one. And sometimes get a new door if the one you have looks old.

Of course, a fresh coat of external paint will give the home a new, fresh look that will appeal to potential buyers.

2)    Type of buyer
What if you cannot do your own repairs on the house?
What if you are already behind on your mortgage payments?
What if you are facing foreclosure?

It may be time to think outside the conventional  house buyer. It becomes necessary to talk to real estate investors who buy investment properties where you live.

These real estate investors will most likely buy your house as it stands, fix it up then sell it or keep it as a rental property for cash flow.

In some cases, real estate investors may also sometimes get creative and buy your house on terms even if you may owe more than the house is worth.

Whatever the situation is, it may still be possible to sell your house fast to a real estate investor, walk away with money and move on with your life.

Where do you find real estate investors?
A lot of real estate investors advertise themselves in local classified ads. This would be a good place to start. In most areas, there are real estate investing clubs that you can attend for free and make contacts.

Ultimately, looking outside the box will help you sell your house faster even in a down housing market.
