How do you sell your House in Middle Georgia in a Recession?

Hopefully we’re out of the woods with this economic downturn that has hurt Americans abroad. Georgia’s overall jobless rate hit 10.1 percent in June – the highest ever recorded! As for Macon, Warner Robins and Middle Georgia period, the jobless rate varied a bit. So what does this mean for a Real Estate market that has had more twist and turns than the Acrophobia ride at Six Flags Georgia? It means now more than ever we need to have a solid plan in place to sell our property, for whatever the need to sell may be. So to the question we’re asked day in and day out “How do I sell my house in Macon or Warner Robins Ga in a recession”? To be quite honest, the answer really shouldn’t be any different from what you would do in a great economy.
That brings us to number 1 on our list of the top three things you can do to sell your home in Middle Georgia.
Start with a solid plan. They say piss poor planning, leads to poor production, well in selling your home there’s absolutely no exception. In fact, 80% of FSBo’s (for sale by owners) polled in study by NAR (National Association Of Realtors) said that they had no idea of the dedication and commitment needed to sell their home in Georgia. I got news for you, without completing this first step youâ??re probably dead in the water. You have to take everything into consideration in order to develop a balanced well thought out plan. Your plan will need to lay out how much time you can TRULY commit to the process, along with everything from putting the sign out in the yard, to closing with the Buyer at an Attorneys office. Your plan will need to be realistic with timelines that will serve as motivators to succeed. Plan should include the following: Goal (To sell my house), timeframe, marketing plan, budget, phone handling plan (whose going to return and answer calls), open house plan, follow-up plan and a PLAN B. Planning all these important steps out will prove invaluable in your efforts to sell your home in Middle Georgia quickly.
The second thing we recommend you need to do, which really ties into the first thing, is to really spend time creating a well thought out marketing plan. Several things to consider when devising your marketing plan, with the first being budget. Once you have your budget (rule of thumb is it should be equivalent to one monthâ??s mortgage payment) think of ways to get the most bangs for your buck. Some of the things you can include are; signs, newspaper ads, radio, direct mail, internet (craigslist, back page etc..) flyers, open houses, offer rewards (such as 0 referral fee, check your state law on this) and anything else you can think of to drive traffic to sell fast. When we sell our houses in North Macon down to Warner Robins Ga we use all of the above and more. Keep in mind that every property on the market is competing with yours and everyone wants or needs to sell quickly. Don’t just put a for sale by owner sign up expecting to sell your house in a recession, highly unlikely that this will work. If your budget is tight here’s a super shoe string budget tip: Find out how much it cost for a 1 page insert into the newspaper, find three local business in the area you want to sell your house in and tell them your doing a newspaper insert marketing blitz to a 5 mile radius surrounding the property (divide the cost of the insert by three and that’s what each business pays) on the other hand you divide the article up into 4 parts and you get your FREE. Of course you’ll have your time in it, but this tip will sell houses in Macon Georgia fast!!!
Last but definitely not least, ties into planning as well, and that’s PLAN B!
