Expectedly the consequence would be that mortgage rates come down extra encouraging refinance applications and improving the real estate valuations.

Even in a depressed real estate market it is possible to sell your house fast. Sometimes it may be necessary to think outside the box or conventional methods of selling your house fast.
The following tips will help you in selling your house fast.
In this article, the assumption is that you may or may not be behind on your mortgage payments and whatever the reason you need to sell your house, you have to do it fast.
1)    Repairs
One of the first things a potential house buyer will check is if the house needs repairs. It is especially important because it directly determines how much they will have to spend to get the house to a good condition. And of course, it is one of the most obvious things a potential house buyer will notice.

Sometimes it may be possible for you to do your own repairs if they are minor or get someone to do it for you. If you can afford to repair the house yourself, then it becomes much easier to sell the house.

Put yourself in the shoes of the buyer. Things like air conditioning, heating, plumbing and so on need to be working properly. The foundation and the roof need to be sound. The kitchen, windows, bathrooms all need to be in a good condition.

And of course, as obvious as it sounds, make sure the house smells nice. Get rid of cigarette or pet smell. Give it a fresh look maybe a fresh coat of paint and carpet.

Lastly, make sure curb appeal is attractive. What is the first impression a potential house buyer get when they approach the house? Keep the yard clean. Revamp the mailbox. Repaint the house address on the curb if there is one. And sometimes get a new door if the one you have looks old.

Of course, a fresh coat of external paint will give the home a new, fresh look that will appeal to potential buyers.

2)    Type of buyer
What if you cannot do your own repairs on the house?
What if you are already behind on your mortgage payments?
What if you are facing foreclosure?

It may be time to think outside the conventional  house buyer. It becomes necessary to talk to real estate investors who buy investment properties where you live.

These real estate investors will most likely buy your house as it stands, fix it up then sell it or keep it as a rental property for cash flow.

In some cases, real estate investors may also sometimes get creative and buy your house on terms even if you may owe more than the house is worth.

Whatever the situation is, it may still be possible to sell your house fast to a real estate investor, walk away with money and move on with your life.

Where do you find real estate investors?
A lot of real estate investors advertise themselves in local classified ads. This would be a good place to start. In most areas, there are real estate investing clubs that you can attend for free and make contacts.

How to Sell a House in this Down Real Estate Market without Using a Real Estate Agent – Part 1

How to sell a house by owner is a way a lot of real estate investors sell their houses. Before I share with you the many ways to sell a house without a real estate agent, you need to know basic fundamentals first. As a real estate investor, I have never utilized a realtor to buy or sell virtually any formerly lived in home. To be truthful, realtors just slow down the process, and they also want excessive amounts of money for doing so.

Informed real estate investors roll their own sleeves up and get the job done by themself, and quite often, at least for myself, I get a quick house sale. Obviously, there is always that one home that requires longer to sell than anticipated, and there’s usually that one house that I imagine will take a long time to sell and it sells in just one day, but customarily I sell them within just days or a couple of weeks. I even offer a strategy that sells a property in 9 days.

Are you aware that roughly 80% of the homes sold are sold to individuals who currently are now living in the same neighborhood? So doesn’t it make sense to let every person close to your neighborhood know that your home is For Sale? It could take a little bit of work on your part, but if all goes as planned, that bit of work may yield great results.

A good number of FSBO’s, despite the fact that the owner of a house is trying their best to sell, a good number of them are not aware of the ways to sell a residence by owner. I would say that a large number of them sell as a FSBO because they are making the effort to save the realtor commission. I don’t blame them, but many don’t know how to sell a house just like the real estate investors do it.

WHAT I DO IS THIS: I place anywhere from 1 to 4 hand painted signs in the front yard. I then create pamphlets that tell every thing a potential buyer must know about the home, and about how I am selling it. I affix the flyer box to the front porch, or on a stake near the front door. Always keep the box full of flyers, don’t allow it to run out of flyers like most realtor flyer boxes, and always make people get out of their vehicles and walk up towards the front of the house to grab a pamphlet. Why? Because, if the house is vacant, I really want to lure every prospective buyer to gaze through the windows for them to get a closer look. Always leave your blinds or curtains open.

You will not believe this, but I go to a sign shop and I purchase white blank coraplast signs, the size of a usual realtor sign. I invest in different color paint pens from an arts and crafts store. Next, I head over to the hardware store and purchase an aerosol can of pink florescent paint. Lastly, I hand-paint a sign in a variety of colors and I spray the edges with the pink florescent paint. It sticks out like no other sign! Plus, it is extremely important that potential buyers believe they’re interacting with an novice homeowner. Then, I place the signs in the front yard and on all four corners of the four major intersections near my house. I splatter the neighborhood with the signs so nearly everybody driving within one mile of my house is aware it is For Sale.

The pink florescent boarder on the white signs with all the colorful words just draws your eyes to it. It just dares buyers to come have a look. ALWAYS have your phone number on the signs and have arrows directing people right to your front door. Every buyer that has purchased a home from me in the last 9 years, was found by my signs. The ways on how to sell a house by owner is with hand painted signs. It works, at least for me! I almost always place an ad in the classified section of the local paper too, but never have I sold a property through the paper. I keep trying, but no luck yet. Maybe someday I will get lucky!

There are different methods which I use for selling my homes. We’re going to go over them in Part 2 of this 2 Part series, but how to sell a house by owner is to bring the buyers right to the front door with the hand painted signs.
